Understanding Property Management:
Residential property management involves the day-to-day care of an investment property by a third-party contractor. They are accountable for handling repairs, maintenance, security, rent collection, and communication between tenants and property owners.
Marketing:

Marketing plays a crucial role in the successful management of rental properties. As a part of our comprehensive property management services, we promote listings on numerous websites, capture wide-angle shots, and promptly respond to inquiries from potential tenants.
Tenant Screening & Move-In:
Halcyon performs thorough screening on all tenants. After selecting a qualified tenant, several steps are taken:
- Signing the lease agreement.
- Collecting the security deposit/rent.
- Conducting a detailed walk-through to document the condition of the home at move-in.
- Updating the online portal for both the tenant and owner.
Rent Collection & Financial Reports
Ensuring prompt and consistent payments is our priority. We have simplified the process by having our tenants use our online portal to submit rent which is then deposited directly to your bank account. With this portal, you have access to our advanced financial reporting tools make it simple for property owners to monitor their rental property investments.

Maintenance
Keeping your house well maintained is a very important part of every home whether personal or investment property. Staying on top of concerns helps prevent any potential issues. We work with our tenants to make sure they promptly communicate any maintenance requests. These requests are then discussed with the property owner for a quick resolution. We also have a large network of service providers that ensures there is no delay in completing repairs.
Continuing Education

Landlord and tenant laws are created by individual state governments and are constantly changing. These laws are intended to protect all parties when entering into a lease agreement. Additionally, many cities and counties have their own sets of laws that must be adhered to. It is important for both landlords and tenants to understand these laws. We take the time to stay up to date on all the legislative changes that come up protecting not only the tenant and owner, but our management company as well.
